Recently Sold in the South Hams
Chartsedge is an estate agent based in Totnes specializing in selling homes in the South Hams to buyers from throughout the UK and beyond. Renowned for their bespoke, personal service and achieving the best possible price for their clients they stand out for the crowd.
To say that this has been an unprecedented year for property sales in the South West is hardly the best kept secret! A combination of lockdown, working from home, and initially higher infection levels in other parts of the country has made many people re-think their priorities and needs, and where possible try to re-dress their work/life balance.
So, where hitherto it was possibly just a retirement plan or dream to think about making that move to the south west, many are now looking to relocate younger as they can work in a more flexible way, and thereby also benefit from a healthier outdoor lifestyle plus a better place to bring up children.
Most people feel that Estate Agents are reveling in what has become a crazy property boom especially in the South West, however it has become a vicious circle as the dearth of property means that Vendors often cannot find somewhere to move to, and thereby rethink whether to sell if they have nowhere else to go to, which as a consequence creates a stalemate situation.
However where properties have gone on the market the prices achieved have been staggering with often just one viewing day, which is excellent news for the vendors but can be a hard and trying time for those wishing to purchase.
Saying that we are delighted to have seen many proud new owners over the last year, which for us is what the job is all about, and we are very pleased to share some of these with you:
Jericho Cottage, Grade II listed cottage in Dainton, nr Ipplepen guide price £460,000 sold on our first viewing day to a lovely local family who wanted more space for their children to enjoy and yet still be in the catchment for their existing primary school. Our client was very happy….. we encountered some unexpected delays with the sale, it was Miles and the team at Chartsedge who were able to facilitate a solution with intelligence and speed. We would be happy to recommend the service without hesitation
Somerset House, Totnes a stunning contemporary detached home in a quiet area of Bridgetown and yet close to the town centre. Guide Price £475,000 sold on the first viewing day to a couple moving up from Cornwall looking for a family home. After trying 3 agents our client could not have been happier…….” Caroline kept us informed and Miles proactively helped the buyers think through the inevitable survey snags. Very professional and reassuring. I’d highly recommend them, both for targeting the property well and getting us to the line successfully with minimal fuss. Our only regret is that we didn’t ask you earlier!”
Follaton Lodge, Jackmans Lane Grade II Listed Gothic style cottage on the very edge of Totnes. A really unique property with gardens and parking sold off a guide price of £350,000 to a couple relocating from the South –East. The client said…..” As we're so far away we really needed an agent we could rely on to act effectively and to keep us informed, and we've felt confident throughout that you were doing all that we could expect, and doing it with humour and goodwill.”
