Property Type

Situated in a peaceful hamlet the property benefits from stunning views over unspoilt countryside. Reached via a shared driveway providing access to all 4 barns, Cider Barn has ample parking and overlooks its own courtyard garden.

The property is entered on the first floor through a useful porch/sun room which has a built in cupboard and provides ample space for coats and boots, with double doors lead into the stunning main 45 ft living room. This incredible room has vaulted ceiling with exposed original roof trusses, part exposed stone walls and oak wood flooring throughout. The wood burner is centrally located and can be rotated to provide heat where required. Double doors lead onto a small balcony with glass balustrading overlooking the private courtyard. Stairs from the living room lead up to a mezzanine area which is the perfect study/home office/playroom.

At the far end two steps down lead to a fabulous modern fully fitted kitchen with wall and floor units, a Neff electric hob with gas (LPG) wok ring and fully integrated appliances. There is a lovely large island with small sink, breakfast bar and fitted cupboards, and throughout granite work surfaces and a porcelain tiled floor. A stable door leads onto an external staircase which gives access to the courtyard. Underneath the mezzanine, a galleried walkway leads to the atrium area where the original cider press is a fine feature and there are also various other restored fixtures from the original barn, a lovely oak staircase leads down to the ground floor.

Continuing along the walkway is a guest WC and then a door leading into the large master suite with a dressing room with built in wardrobes, the dual aspect bedroom and an ensuite with his and hers basins, a bath, bidet and separate Groehe shower/wet room area. Downstairs the atrium is wonderfully light and bright with double doors out to the courtyard. There is a guest bedroom with ensuite shower, and a rear hallway with more space for coats and boots which leads to a wine store, currently used as a music room.

There are two further large double bedrooms on the far side with a range of floor to ceiling wardrobes providing plenty of storage space. There is also a spacious family bathroom, and useful utility room which in addition to having a sink, and plumbing for a washing machine and dryer houses the ground source heat source pump. A further room provides a useful store area.

Outside
To the front of the property is a lovely south facing decked sun terrace which is the perfect spot for catching the sun overlooking the surrounding countryside throughout the day. The driveway passes this and is wide enough to provide extra parking along it and leads to a gate through which is the fabulous courtyard with both a gravelled parking area, and large lawned garden and play area. There is a workshop/garage with double doors and an inspection pit in which is also housed the water purification system for the bore hole. This building has Planning Permission for conversion to a 2 bedroom cottage South Hams Planning Ref. 1130/19/HHO. Across the courtyard is a three bay Linhay which provides marvellous open fronted under cover space useful for cars or storing machinery or housing animals.

To the front of the property and across the driveway the solar panels are located beyond a small wall which shields them from the house and is on the way up to the first field which currently has a large poly tunnel erected on it. The rest of the land is beyond this and can be reached either through the field or up a tree lined track belonging to the house.
