Andrew Lethbridge Associates are an award winning architecture and design practice based in Kingsbridge, Devon.
ALA specialise in domestic and residential architecture and work on a variety of scales from small extensions through complete re-orderings and the creation of bespoke new homes. We also have experience in a range of other sectors including larger scale residential developments, public & community buildings and hotels such as the Higher Moorland Community Centre in Princetown, which was opened by HRH Prince of Wales.
We are passionate about producing high quality architecture, and we pride ourselves on delivering well-designed, sustainable buildings that enhance not only the lives of their occupants, but also the wider context of their urban or landscape environment.
The practice benefits from the skills and experience of a broad range of professionally qualified staff, all of whom come from different backgrounds with their own approach to architecture and design. This allows us to not only work successfully on varied building typologies, but also deliver a broad range of architectural styles and aesthetics. Although each project will have one primary ‘point of contact’ within the office, we collaborate as a team during all phases of the design and construction process to ensure that each project benefits from our complete range of skills and expertise.
Our fully qualified members of staff belong to professional associations which as well as providing the practice with important support, demonstrate to our clients that we are committed to the highest standards of design and customer service. Andrew Lethbridge is a long standing member of the Chartered Institute of Architectural Technologists (CIAT), and with Dan Lethbridge a Chartered Member of the Royal Institute of British Architects (RIBA) we are currently beginning the process of pursuing RIBA Chartered Practice membership as a part of our constant strive to expand our skills and services.

concept designs and feasibility studies
The initial stage of any building project will involve the production of concept sketches that will help to refine the brief, explore the development potential of the site and, where appropriate, engage with the local planning authority.
measured building and topographical surveys
ALA can produce detailed measured building surveys, for use either as a part of a building project or for legal matters such conveyancing. We are also able to produce information on site ground levels to relate a building to its surrounding site context. For larger and more detailed topographical surveys we have good working relationships with a number of local surveying companies and integrate our own drawings within their detailed digital information.
detailed planning advice and applications
ALA can offer detailed planning advice as a part of the design development stages of a project, and will produce a full set of documents and drawings required as part of a planning application. We will advise you on the need for, and co-ordinate with the consultants who will produce the accompanying contamination, ecological and tree reports that might be required depending on the type of project.
building regulation applications
With the continuing changes to the building regulations, particularly with regards to energy use and thermal performance ALA would always recommend the production of a set of annotated layout drawings to accompany a building regulations application so as to ensure full compliance before any work starts on site. This reduces the risk to clients by avoiding the costs and delays associated with having to undo work that doesn’t comply with the regulations. As well as the production of the required drawings, ALA will co-ordinate with other consultants such as Engineers and Energy Assessors and prepare the application on your behalf.
3D computer visualisation and photomontages
ALA are able to offer high quality 3D visualisations and photomontages of building proposals, for use as part of the design process, planning application or marketing information.
detailed construction drawings, specification and tender documents
A step further than building regulations approval, ALA can also produce a full set of detailed construction drawings and design details for all aspects of your building project. We produce fully detailed written specification documents that, along with the drawings will allow contractors to accurately price your works. We can co-ordinate the process to obtain prices for the works, and work with you to appoint a contractor and sign an appropriate construction contract.
contract administration and site inspection
Once a contractor is appointed and a contract is signed, ALA will administer the contract including the production of any variation instructions and certifying regular amounts of payment based on the work carried out. We also offer site inspection services to ensure that the works comply with the contract, building regulations and general workmanship requirements. Our site inspection service concludes with the issuing of a certificate accepted by the Council of Mortgage Lenders.
spatial, interior and landscape design
Whether as a part of a wider building project or as a stand-alone service, ALA can offer advice on, and drawings for interior and landscape design. Where we feel a project would benefit from additional specialist input, we have good working relationships with local interior designers and landscape architects.
